The Dairy at Hilton

The Dairy at Hilton is to be a secure residential development, consisting of 78 homes set on 66ha along the southern boundary of the Hilton College Estate, and fully located within the extended boundaries of the Hilton College Nature Reserve. Access is directly off D494. The property offers a generous layout of sites, set within three secure villages located amongst expansive commonage areas, with stunning views over the Hilton grasslands towards the Drakensberg and the Karkloof.

The Dairy at Hilton will provide residents with all the advantages of gracious country living in a safe, rural setting, adjacent to Hilton College, yet close to the amenities of Hilton village, Pietermaritzburg and the Midlands. Set within the borders of the current Hilton College Estate, carefully integrated into the natural surroundings and maintained to the highest standards, the low-density development will offer community living in a place of peace and relaxation, where residents can relish the lifestyle offered in this remarkable environment.

The Dairy at Hilton is set within areas of environmentally valued Midlands Mistbelt Grassland. The grasslands have been meticulously mapped and protected, and the linkages with similar vegetation in the surrounding area carefully maintained. The Dairy at Hilton is being developed as an environmentally sensitive estate, with particular care being exercised towards the protection of fauna and flora.

The Dairy at Hilton will suit the needs of a cross section of property owners: for some families and retired couples this will be their permanent home; it will provide a secure base for families where one member is away on business for long periods; city parents with boys at Hilton, or daughters boarding at nearby schools, will enjoy the freedom of a country retreat; and some Old Hiltonians may leap at the chance to own a getaway on the Hilton Estate.

Whatever category they fall into, all the residents of The Dairy at Hilton will share enthusiasm for the rural lifestyle, the space, the beautiful surroundings, the walks, the views, the interface with the natural environment, the quiet and the peace.

The design of The Dairy at Hilton includes large commonage spaces, leading to the wetlands in the shallow valley below. With a density of less than 2 homes per hectare, together with conscientious commitment to the environment, this will be a place where people feel settled in their country homes.

Facilities at The Dairy at Hilton will include a clubhouse and swimming pool. Residents will also, by arrangement, be able to enjoy limited access to the amenities and features of Hilton College.

GWENS STREAM ESTATES (Pty) Ltd

The development is being undertaken by Gwens Stream Estates (Pty) Ltd, a wholly-owned subsidiary of the Hilton College Endowment Foundation. In terms of agreements with The Hiltonian Society, Gwens Stream Estates is to purchase the property and engage in the development and sale of sites in The Dairy at Hilton. Property owners will be responsible for building their own homes in line with carefully specified architectural guidelines.

The rationale behind the establishment of Gwens Stream Estates (Pty) Ltd is to increase Hilton College’s endowment by converting some of the value embedded in the Estate into valuable residential property. The funds realized will build the school’s endowment and assist materially in the provision of bursaries to deserving boys.

THE HILTON COLLEGE
ENDOWMENT FOUNDATION

The Hilton College Endowment Foundation will be the ultimate beneficiary of income generated from The Dairy at Hilton. The Endowment Foundation was established in 1959, and exists to support Hilton College in a variety of ways, but particularly in providing funding for bursaries for deserving boys.
